The House
Tyn y Big Estate is a historic Welsh country home that has evolved over centuries from a traditional four-bedroom stone cottage into the spacious seven-bedroom estate it is today. It sleeps up to 13 guests, with flexible sofa bed accommodation for up to 2 additional guests.
Originally a rural farmhouse, the property has been thoughtfully extended through the conversion of a former barn and a series of later additions, creating a layered home full of character, history and generous living space.
At its heart, the estate is designed for coming together. The main lounge is a warm and sociable space with a log burner, deep seating and wide countryside views, while a separate snug offers a quieter corner for reading, games or relaxed evenings away from the main group. This balance of shared and private space makes the house particularly well suited to multi-generational families and group stays.
The farmhouse kitchen sits at the centre of the home, fitted with a Rangemaster cooker and traditional country styling with seating for eight. The kitchen connects naturally to the conservatory dining area where a large circular table overlooks the gardens and seats a further eight guests. Together, these spaces are designed for long breakfasts, shared meals and memorable evenings spent together.
Throughout the house, the layout allows guests to spread out comfortably while still feeling connected. Bedrooms are positioned across both floors, supported by three bathrooms and a separate WC, offering flexibility and privacy for larger groups.
The Grounds
The house sits within 10 acres of private gardens, fields and woodland, surrounded by open countryside with no overlooking neighbours. Guests are welcome to explore the estate and nearby public footpaths while enjoying the peace and tranquillity of the surrounding countryside. Despite its wonderfully secluded setting, the property is just 15 minutes from the beautiful beaches, shops and restaurants of Abersoch.
The property is dog friendly (with simple house rules) and includes an EV charging point for guest convenience.

Heritage & Fun Facts
Tyn y Big has been part of our family’s story since 1968 and has been lovingly cared for by our family for nearly six decades. The original cottage is believed to date back to the 18th century. While the estate has been sympathetically restored to provide modern comfort, it still retains many of its original stone walls, exposed beams and historic character, offering guests the opportunity to experience a small piece of Welsh heritage in one of North Wales’ most beautiful settings.
Did You Know?
- When our family purchased Tyn y Big in 1968, the sale included a private island with a lighthouse. Visible from parts of the Llŷn coastline, that island is now owned by Bear Grylls.
- Princess Margaret stayed at Tyn y Big on several occasions before our family became custodians of the estate, as she was a friend of the previous owners.
